Bhu Bharati Act opens way for 9 lakh Telangana land cases after High Court ruling

Hyderabad: Telangana High Court has delivered a landmark ruling, enabling the resolution of nearly 9 lakh pending land applications under the Bhu Bharati Act 2025. These cases, tied to simple sale deed transactions, were pending for six years due to legal complications.

In 2020, GO 112 opened a window for applications, and more than 9 lakh were filed. Yet, the ROR Act 2020 failed to include provisions for their settlement. Litigation ensued, effectively freezing the process.

Bhu Bharati Act restores regularisation option for simple sale deeds

The High Court dismissed petitions against the scheme, confirming that the new law enables settlement. Legal observers stressed that earlier versions of the 1971 ROR Act permitted such regularisation, but this was removed in 2020. With the introduction of the Bhu Bharati Act 2025, that path has reopened.

For thousands of applicants, the judgment delivers long-awaited clarity on property ownership. Officials say the Revenue Department is now free to resolve cases without awaiting fresh court orders. The decision is seen as a major step in addressing widespread rural land ownership disputes.
